Common questions
How long are typical leases?
Most rentals are 6 or 12 months. Shorter terms exist (serviced apartments, sublets) but cost more per month.
How much deposit is standard?
1–3 months' rent, refundable on move-out less any documented damages. Always get the deposit terms in writing.
Who pays utilities?
Tenants usually pay electricity, water, and internet. Some serviced apartments roll utilities into rent — confirm before signing.
Can my rent be raised mid-lease?
Not during a fixed-term lease unless the contract explicitly allows it. Increases happen at renewal.
What is a TRC and do I need one?
A Temporary Residence Card lets foreigners stay long-term and is usually issued via a work permit or family sponsor. It's separate from your rental contract — your landlord doesn't issue it.
