Location (riverside, school proximity, or central District 1 each add $200–$500). A $1,000 2BR is usually a 70m² unit in an older 6-storey Binh Thanh or Phu Nhuan building. A $2,000 2BR is a 90m² unit in a Masteri or Vinhomes tower.

Couples vs. roommates

If you're sharing with a roommate, prioritize bedroom separation — many HCMC 2BRs put the two bedrooms on the same wall, which kills sleep schedules. Look for floor plans with bedrooms on opposite ends or separated by the living room. Also verify each bedroom has its own AC unit; central HVAC is rare in HCMC, so a shared system means one person's preference dictates the temperature for both rooms.

Family considerations

Families with school-age kids overwhelmingly cluster in Thao Dien and An Phu (District 2) for school proximity. Families with younger kids or no schooling needs split between Binh Thanh (amenities) and District 3 (calmer than D1, more local character). Verify pool depth if you have small kids — many HCMC building pools have no shallow end. Check whether the building has dedicated kids' play areas; Vinhomes Central Park is the gold standard, most older buildings have nothing.
