Thu Duc City · HCMC
Apartments for rent in District 2, Ho Chi Minh City
District 2 — now part of Thu Duc City — covers the Thao Dien expat anchor, An Phu's school cluster, and the riverside high-rise corridor along Hanoi Highway. Quieter and greener than central HCMC.
The three sub-areas
District 2 isn't one neighborhood — it's three. Thao Dien is the established Western expat anchor with cafes, gyms, and groceries on every block. An Phu sits just east; quieter, slightly newer, with a heavy Korean and Japanese family presence and walking distance to BIS. The riverside high-rise corridor (Masteri Thao Dien, Gateway, Estella, The Vista, Diamond Island) gives you full-amenity buildings with pools, gyms, and on-site supermarkets at a slight premium over older Thao Dien stock.
International schools
The school cluster is the single biggest reason expat families choose District 2. British International School (BIS), Australian International School (AISVN), International School Ho Chi Minh City (ISHCMC), and EU schools all sit inside the district or just over the An Phu border. Most expat families specifically pick a unit within a 15-minute drive of their kids' school — the alternative is a 40-minute commute through HCMC traffic in the morning. Verify school-bus stop proximity before committing.
Rent ranges across the sub-areas
Rent depends heavily on which sub-area. Thao Dien older buildings: $700–$1,500/month for a 2BR. An Phu: $600–$1,200 for similar stock — slightly cheaper because the cafe density is lower. Riverside high-rises: $1,200–$2,500 for a 2BR with amenities, $2,000–$4,000+ for 3BR. Standalone villas hit $3,000–$8,000. Studios are rare across the entire district; central HCMC absorbs that segment.
Commute to District 1
The District 2 → District 1 commute is the central trade-off. Outside rush hour: 15–25 minutes via the Thu Thiem Tunnel or the Saigon Bridge. During peak: 35–50 minutes. Metro Line 1's An Phu station, when running reliably, cuts this to roughly 20 minutes door to door. If your office is in District 1 and you commute daily, factor this honestly — many District 2 residents end up in taxis 1–2 hours daily and tire of it within a year.

Is District 2 the same as Thao Dien?
Thao Dien is one ward within District 2. The district also covers An Phu, the riverside high-rise corridor, and several other wards. District 2 is administratively now part of Thu Duc City, but the District 2 name is still in everyday use.
Which is cheaper, District 2 or District 1?
District 2 is generally cheaper for equivalent-size apartments outside Thao Dien. Inside Thao Dien, prices match or exceed central District 1. An Phu and the older buildings on the eastern edge of D2 offer the best value-for-space in the expat corridor.
How does Metro Line 1 affect commutes?
When running reliably, Metro Line 1 from An Phu station to Ben Thanh (District 1) is roughly 20 minutes door to door — significantly faster than peak-hour taxis. Service stability is still the open question; check current operating status before banking on it.
